Job Title: Leasing Specialist Status: Full-time, 9am-5pm (hours may vary) FLSA Classification: Non - Exempt Job Location: Manhattan Objective: Qualified candidates will be professional and have great interpersonal skills. The goal of the position is to provide current residents a high level of service as well as educate potential residents on the benefits of our living at our property and leasing options. To accomplish this goal, the responsibilities of a Leasing Specialist include; rental of vacant apartments, showing apartments, preparing lease packages, renewal of leases, rent calculations, answering questions and completing service requests. The ideal candidate must be flexible and able to work both independently and as part of a team with the ability to interact and effectively communicate with all levels of staff and management. Essential Functions: Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Meet and interview applicants for their assigned building portfolio. Review and collect approved applicant eligibility documentation from Leasing Manager. Assist clients with subsidy application preparation. Send acceptance letters to clients after Leasing Manager's and Program Director's approval. Coordinate move-ins in accordance with Lantern's policies and procedures. Prepare monthly lease renewal notifications on or before 90-day lease expiration to tenants. Ensure timely completion of annual lease documents. Review aging summary report to identify a need for interventions and eviction. Provide aging summaries to case management team and ensure follow up. Showing properties, answering questions and finalizing lease terms. Required Education and Experience: Bachelor's degree 2 years of experience in Leasing. Must be able to work with the formerly homeless or other populations. Must have experience in lease renewal experience. Must have the ability to perform basic to intermediate mathematical calculations, e.g., rent calculations. Must have experience in low-income housing tax credit, Section 8, (NYCHA and HPD) DHCR. Strong communication and organizational skills. Work Environment: This job operates in one of our supportive housing sites and works with a population who may experience mental illness, substance use, disability, HIV/AIDS, and other chronic illnesses. Physical Demands: While performing the duties of this job, the employee is regularly required to stand, walk, sit, stoop, climb stairs and/ or kneel.
