A DAY IN THE LIFE OF A PROJECT MANAGER The Project Manager contributes to company goals of production timeline, revenue targets, customer service, and relationship growth by managing vendors, sub-contractors, processes, efficiencies, and expenses within the production department. The Project Manager will be held accountable for the activities of the production department to his/her direct report through both written and verbal communication. RESPONSIBILITIES: Overall management of the restoration project Work with the Project Director to understand, evaluate, and execute the Scope of Work Analyze the scope of work and the budget to accept or reject based on actual conditions Review and adjust the budget based on actual costs to perform work Notify the Construction Manager when there is a risk of a project not meeting the expected budget, gross profit margin, or schedule Prepare a schedule for the project and direct Project Supervisor(s) with scheduling the work of subs to accomplish the scope of work within budget and required margins Manage, support, and assist Project Supervisors Solicit, receive, and approve proposals from subcontractors to perform work Evaluate and communicate the need for change orders to owners, subcontractors, Project Director and Construction Manager Prepare daily and weekly notes and reports, documentation, and other job-related administrative documents Arrange for permits as needed. Follow First Onsite's safety protocols and maintain a safe environment. Work with Project Supervisors to resolve problems as discovered. Create and maintain job activity paperwork and job site inventories Act as a liaison with Project Directors, Clients, Subs, and in-house personnel Review material selections with clients, ensure selections are within budget, and obtain sign-offs Follow and enforce all policies, procedures, and regulations as dictated by the company, state, and federal entities Fill in as needed when additional responsibilities/tasks need to be completed, depending on the priority QUALIFICATIONS Ability to organize, plan and prioritize work Computer literate; MS Word, Excel, MS Project, Outlook Knowledge of Local, State, and Federal code applications and how to determine code requirements Knowledge of industry policies and procedures Knowledge of budgeting and cost control Ability to set and monitor goals Ability to maintain controlled authority Communicate well, verbal, and written Perform in a way that best represents the standards and interests of the company Have high standards of professional conduct with Clients, Subs, and in-house Excellent problem-solving capabilities Minimum 5 years experience in the restoration industry, with experience/knowledge in water, flood, fire, smoke, mold, and asbestos remediation Bachelor's degree preferred Crisis-management skills Conflict-resolution abilities SPECIAL POSITION REQUIREMENTS The position may require irregular hours. We operate in Emergency Services "FOS serves our customers 24/7. Weekend and after-hours work may be required. Travel may be required during an All-Weather Event (AWE). A valid and current driver's license is required. Due to the nature of the work, often the job sites will be dirty, possibly cold or wet, and sometimes unsanitary.
