Essential Job Functions: The Purchasing Manager (PM) will lead key staff across The Monument Companies' (TMC) real estate construction, maintenance, and property management functions to: 1) refine, 2) implement, and 3) supervise centralized purchase management processes for the organization, to include any related inventory processes, where necessary. Specifically, the PM will refine existing purchase management processes for the organization. Second, the PM will supervise and review the results of an ongoing limited rollout of these processes and refine them in accordance with real-world results and feedback, as necessary. Third, the PM will design and execute a full implementation of these purchase management processes across the organization. Fourth, the PM will supervise the daily and long-term execution of these purchase management processes and, where necessary, related inventory processes. This ongoing supervision will include negotiations with new and existing vendors for product- (e.g. paint supplies, HVAC equipment, etc) and service- (e.g. cleaning, painting, etc) volume discounts, annual locked-in costs, or some combination of the two. Additionally, the PM will be responsible for the day-to-day oversight of various administrative procurement activities (e.g. cell phones, computers/IT, vehicle fleet management, etc). Performance Essentials: Independence and Initiative : The ability to successfully work on your own, without close supervision, while seizing opportunities and recommending improvements related to purchase management. Leadership, Communication, and Collaboration: The ability to effectively lead, communicate, and work with fellow employees on the design, planning, training, implementation, and management of key purchase management processes. The ability to effectively communicate and negotiate with external vendors regarding potential purchase discounts. Creative Problem Solving: The ability to apply your knowledge, qualitative and quantitative analytical skills, experience, and understanding of the current situation to solve key problems related to purchase management. Time Management and Prioritization: The ability to 1) understand there is never enough time to do everything in a given day, and 2) define key purchase management priorities and focus your efforts accordingly. Organization: The ability to maintain a detailed organizational system to ensure all necessary purchase management responsibilities are addressed in a timely and efficient manner. Integrity: The ability to always act in the best interests of TMC when negotiating and working with vendors. Requirements: Computer literacy, especially in the Microsoft Office Suite Bachelor's degree in business, logistics, or a related field plus at least three years of experience as a purchasing agent, purchasing manager, operational logistics manager, or related position; or Six years of experience as a purchasing agent, purchasing manager, operational logistics manager, or related position College-level courses, continuing-education courses, or related experience in accounting Certified Purchasing Professional (CPP) certificate strongly preferred Real estate industry experience strongly preferred Experience with Yardi Voyager strongly preferred Work Environment: This is an on-site role at our headquarters in Richmond, VA and the typical work schedule will be Monday through Friday, 8:00 AM - 5:00 PM.
