PROPERTY MANAGER This position is responsible for maintaining property rentals by advertising and filling vacancies; negotiating and enforcing leases; maintaining and securing premises. This position is classified as Safety Sensitive under Ross Group/Carpathia Managements’ company drug policy. In this role you will… Monitor rental rate by surveying local rental rates; calculate overhead costs, taxes and profit goals. Attract tenants by advertising vacancies; obtain referrals from current tenants; explain advantages of location and services; show units. Perform tenant screening and record communication with tenants; Write contracts with tenants by negotiating leases; collecting security deposit, pet policy, etc. Accomplish financial objectives by collecting rents; pay bills; forecast requirements; prepare an annual budget; schedule expenditures (12 months and 6 months Profit and Loss Statement); analyze variances (Provide Prelease, moving out, Potentials number for management to make decision); initiate corrective action. Maintain property by investigating and resolving tenant complaints; enforce rules of occupancy and pet policy; inspect vacant units and complete repairs; plan renovations; contract with landscaping and snow removal services Maintain building systems by contracting for maintenance services; supervise repairs. Secure property by establishing and enforcing precautionary policies and procedures; respond to emergencies. Enforce occupancy policies and procedures by confronting violators. Manage eviction process; Perform tenants move-in and move-out inspection; Bill tenants for damage and repair his/her caused; Create ideas to increase revenue and decrease expense; Identify opportunities to recruit more tenants; Work with surrounding businesses to add value to our tenants; Prepare reports by collecting, analyzing, and summarizing data and trends. Update job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations. Accomplish organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments. As the ideal candidate you… Have three to five years’ experience in Property Management. Understand basic real estate terms and lease types. Understand social media and traditional media. Understand the market needs. Have working knowledge of Microsoft Office, Microsoft Word, Excel, Outlook, and Bluebeam. Must be able to work flexible hours and are able to take emergency calls. Must possess valid driver’s license and insurance. Expectations in this role include… Communicating effectively and professionally both verbally and in written correspondence. Meeting established goals while demonstrating accuracy and thoroughness to ensure quality of work.
