General Description : The Project Manager III is responsible for the administrative duties of projects, providing field oversight and assistance, preparing estimates, marketing the company, and selling jobs without supervisor or guidance. Safety/Quality Responsibilities Responsible for recognizing job hazards, while staying up to date on safety training and completing safety tasks Understands overall site safety and hosts weekly safety inspections Creates and enforces written safety training plans, while adhering to OSHA Standards Creates job startup checklists and project kickoff meetings Qualifies and contacts subcontractors to bid specific trade items if required to do so. Sets date for subcontractors to submit bids** Oversees quality control throughout the length of the project** Oversees superintendent who examines and inspects work progress and construction site safety to verify safety and design specifications are met** Meets with subcontractors to ensure satisfactory job progress** Reviews estimates and bids with Project Team Writes project specific QA/QC plans, completing QA/QC logs Schedules appointments to inspect site; Mastered the ability to create observation reports with photo documentation and keeping up to date logs throughout project Sound understanding of Owner Contracts Writes closeout plans with schedule and checklists Conducts and participates in safety meetings; wears all proper personal protective equipment** Financial Responsibilities Completes a job start-up summary to input into the accounting system** Creates project budgets and budget adjustments, as well as RFI's, and schedules** Owner Contract execution and recognizing proof of funding Reviews estimates prior to submission while adhering to scope of work Preforms budget allocation with the Project Team and Accounting Monthly margin analysis and budget reconciliation; monthly review on annual revenue without assistance Ability to review change estimate/orders weekly Creates aging reports monthly Responsibilities Continued Creates and updates preconstruction schedules Composes a Master Schedule for all project activities- update and distribute weekly; reviewing three week look ahead schedules to match for accuracy with Master Schedule Mastered overall project coordination schedule with staff assignments and durations Holds weekly OEC and Subcontractor meetings, minutes formatted Attends preconstruction HOA Board Meetings and Town Hall Meetings as necessary Ability to write overall project specific communication plans Creating individual project website information, while updating weekly Obtains plans and specifications from owners/architect if appropriate. Reviews specs and plans prior to job walk to become familiar with the scope of work to be bid, including alterations. ** Reviews repair plans and develops scope of work. ** Prepares the estimate for review by others (as requested by Branch Manager). ** Works with marketing employees to sell jobs. ** Meets regularly with manager to review progress of ongoing jobs and discuss decisions outside of his/her authority/control. ** Works as a team with other Company employees and subcontractors. ** Performs duties above efficiently and effectively and in a workmanlike manner. ** Performs duties not otherwise stated above as directed by Branch Manager. ** Reports to work as scheduled. ** Physical Demands: Be able to stand and/or walk for long periods of time and in all seasons on weather. Be able to climb ladders and stairs throughout the day and be able to work/inspect work at a height of over 6 feet. Be able to kneel, crouch, stoop, twist, reach, push, pull and grasp frequently throughout the day. Be able to work more than 40 hours per week when required. Be able to drive for long period of time Be able to lift up to 100 lbs. Be able to sit in for long periods of time in front of a computer. Vision to read printed materials. Skills and Abilities: Exceptional oral and written communication skills. Excellent computer skills, including MS-Excel, Word and Outlook. Excellent customer service skills. Ability to exercise sound independent judgment. Ability to prioritize, exercise sound judgment, and communicate with co-workers. Strong knowledge of construction methods and construction safety laws. Experience and Education: Minimum 5-7 years' experience in the construction industry. High School Diploma or equivalent, College Degree Preferred.
