The Maintenance Technician role handles building and facility daily duties both scheduled and unscheduled which may include daily check lists, preventive maintenance schedules, and posted work orders. The Maintenance Technician performs pool checks, HVAC checks. The Maintenance Technician will maintain all facility records for pool and boiler checks and maintenance. Some additional facility duties might be painting, equipment cleaning and electrical and plumbing to keep the building in excellent condition. Job Summary: In partnership with the District Engineer, the Maintenance Technician III is responsible for the preventative/predictive maintenance program, general building safety/security, and safe, efficient operation of building systems. The MTIII will be responsible for day-to-day duties including daily check lists and work orders, both scheduled and unscheduled. 2. Essential Functions: Development and implementation of a preventative and predictive maintenance program which includes but is not limited to: ? Maintain daily check logs on Pool, HVAC, Boiler, Utilities, Building Automation, and other essential systems. ? Inspect HVAC and Boiler systems as PMs dictate for proper operation and maintenance needs including replacing filters and belts, greasing, and cleaning coils and other items as needed. ? Perform audits as PMs dictate on safety systems including eyewash and emergency shower stations, emergency lighting, fire egress routes and alarms, fire extinguishers, AEDs, etc. ? Coordinate contracted PMs on required systems (one-man lifts, RPZs, fire monitoring and sprinklers, etc.) Perform wholistic inspection of facilities for potential issues and repair as needed and/or report to District Engineer Maintain safe and organized workspaces within department assigned areas. Manage inventory of tools and supplies. Develop, follow, and train best practices for provided tools, machinery, testing equipment, and chemicals. Ensure maintenance and affected staff follow best practices. Research and use proven methods for troubleshooting and repair in the areas of plumbing and fixtures, electrical, carpentry, lighting, mechanical, pool systems, irrigation, walls and floors finishes, etc. Demonstrate troubleshooting process for other technicians. Train other Maintenance Technicians to develop these systems and overview them for other sites. Coordinate projects involving multiple technicians and outside contractors. Utilize Building Automation System (StruxureWare) to ensure proper operations of building systems. Troubleshoot known issues and communicate them with District Engineer. Respond to daily maintenance needs of other departments as requested in maintenance work order request software (FacilityDude). Complete work order forms to ensure adequate communication. Develop long-range and short-range planning and execution of maintenance needs, building safety programs, and employee maintenance training in partnership with District Engineer. Train Maintenance Technician Is and IIs as assigned by District Engineer. Ensure all technicians are following association guidelines for operation and safety. Develop working knowledge of YMCA financial goals and practices. Work with vendors to provide budgetary estimates for projects. Review plans for value and effectiveness. Evaluate financial efficiency of current and future maintenance needs and communicate findings to District Engineer Respond to urgent/emergency situations (fire, evacuation, power failure, pool closure, etc.) at all district sites on short notice. Develop/Communicate best practices around urgent/emergency situations to affected team and train other technicians on these practices Interact with members, staff, and contractors to build and maintain a positive environment. Communicate to staff best practices for safe and effective operation of facility systems. Ensure other Technicians follow and correctly communicate these practices. Carry a cellular phone for communication and for urgent/emergency situations. Plan and provide security and safety oversight of the facilities and grounds. Have general knowledge of applicable code. Communicate requirements set by governing agencies and code (OSHA, state and local code, YMCA policy, etc.) to YMCA employees from other departments. Attend/complete all job specific required training. Cover responsibilities of the District Engineer in time when they are unavailable. Perform other maintenance related responsibilities as assigned by the District Engineer or VP of Facility Services 3. Relationships: This position reports to the District Engineer who reports to the Vice President of Facility Services. The incumbent interacts regularly with branch departments in responding to member concerns regarding maintenance issues. 4. Qualifications: Required Associate degree in technical field or 2 years of related technical work experience Minimum of 5 years experience in facility operations and maintenance or related field Demonstrated ability to complete high level projects as well as having expert knowledge and skill in four of the following five areas: 1. Electrical Troubleshoot and Repair 2. Building Controls including EMS 3. HVAC/Mechanical and Control Voltage 4. Plumbing 5. Pool Chemistry and Mechanical Operation Current Certified Pool Operators License (or equivalent) from the National Swimming Pool Foundation and proven expert skills and demonstrated abilities in pool operations Current Class 1C license Universal EPA refrigerant recovery certificate Experience with preventive maintenance development and implementation practices Working knowledge of specialized tools including, a multimeter, megohmmeter, chemical testing kits, and others as building needs permit. Knowledge of applicable regulations and safety codes and the ability to work with the necessary government officials Ability to read and interpret schematics, wire diagrams and architectural drawings Strong interpersonal communication skills Communicate clearly and concisely, both orally and written Computer knowledge in Microsoft Word, Outlook, and Excel Proven team leader Preferred Current Chief Engineer, Grade C license 5. Work Conditions: Frequently moves materials and/or tools weighing up to 75 pounds. Occasionally erects and stands on scaffolding, ladders, and platforms. Occasionally works at various heights for extended periods of time. Occasionally works with paint, cleaning equipment, chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder spray and aerosol forms. Frequently works in conditions that will create dirt and dust. Constantly performs essential maintenance to facility or equipment which may include but are not limited to the following activities: partialreach to full-reach overhead, crouching, kneeling, shoveling, working in narrow and/or confining spaces underground, overhead, and at ground level, twisting of the waist, shoulders, and legs, and lying on stomach and/or back. Frequently operates cleaning equipment: auto scrubber, buffer, snow blower, sweeper, trash compactor, lift, pressure washer, box compactor, hand, and power tools. Must be able to respond to emergency/on-call situations. Ability to regularly and frequently drive to branches and retail locations with little or no notice. Frequently performs tasks in outdoor weather conditions. 6. Additional Notes: This job description represents the major functions of the position but is not intended to be all-inclusive.
