Armand Corporation, an award-winning M/WBE Construction Management firm celebrating over 33 years in the industry, is seeking a full-time Construction Contract and Proposal Specialist in the Jersey City, NJ area.The ideal candidate has at least 5 years of experience in the development, preparation, and review of contract documents for architecture/engineering construction projects, including administrative contract provisions and technical contract provisions.If selected, candidates will need to provide digital proof of licensure and certification, including academic degree, after time of interview. Information provided is handled with discrepancy and will be used purely for benefit of employment with various government agency clients and associated background checks.This is a full-time, hybrid position. Responsibilities Prepare and coordinate contract books and project manuals to be used to solicit bids on construction and maintenance contracts with clients and general staff. Ensure accuracy in administrative and technical requirements for construction and maintenance contracts. Develop project-specific payment provisions based on determined contract type (lump sum, unit price, combination, or other). Coordinate the functional scope of work requirements provided by the Project Manager with all appropriate engineering design division disciplines. Provide contract procedure guidance and quality assurance to the Lead Engineer/Architect, Engineering Task Leads, Project Manager, and others as necessary. Assist the project team with the development of staging requirements, milestone completion requirements, hours of work, and other special contract conditions where required. Serve as a liaison for the procurement department to coordinate and prepare input and responses to questions from prospective bidders during the bid period; prepare and issue addenda to correct or clarify the contract documents as needed. Collaborate with the legal department on contracts with unique circumstances and resolve legal comments. Prepare soft cost budgets for performing contract-related tasks. Perform additional duties as needed. Qualifications Bachelor’s degree in construction, engineering, architecture, business, or a related field is required. Minimum of 5 years of experience in the development, preparation, and review of contract documents for architecture/engineering construction projects, including administrative contract provisions and technical contract provisions. Strong proficiency in BlueBeam, SharePoint, and Microsoft Office, especially Excel and Powerpoint required. In-depth knowledge of construction document design principles as outlined by the Construction Specification Institute or a CSI certification (CDT, CCS, CCCA) is preferred. A valid driver's license is required for this position. Staff must have the ability to pass a Secure Worker Access Consortium (SWAC) personnel background screening at a High Level and ability to comply with policies on information security. Staff must have strong interpersonal, written, oral and collaboration skills.
