Are you an experienced Construction Project Manager with a passion for residential construction and a knack for keeping projects on track? JH1 Homes is seeking a dedicated and organized Project Manager to join our team. If you have a proven history in construction project management, excel in a fast-paced environment, and are comfortable with hands-on work, we want to hear from you! Compensation: • Salary Range: $70,000 - $120,000, depending on experience.• Bonus potential based on performance.• Gas card (weekly fill-up).• Paid Time Off and Paid Holidays. Responsibilities:• Manage vendor relationships, including coordination and communication.• Ensure cost-effective solutions and adherence to financial goals.• Conduct site visits at least once a week, monitoring progress and quality.• Deliver materials to projects as needed and maintain clean, safe job sites.• Prepare milestone/payment schedules for contractors and complete thorough punch lists for completed projects.• Handle client warranty work for a one-year period on sold homes and prepare closing KPIs.• Oversee multiple residential construction projects from inception to completion.• Manage project timelines, budgets, and contractors, ensuring adherence to quality and safety standards.• Engage in both on-site and office-based activities to meticulously plan and execute every aspect of the project.• Utilize Buildertrend daily for project management and communication.• Coordinate with JH1’s vendors for resource and material planning.• Prepare and update standard project management documents, including budgets, schedules, and contracts.• Provide weekly status updates on each project to stakeholders.• Hire and supervise project coordinators and contractors, ensuring high performance and accountability. Qualifications:• Over 5 years of construction experience, with a successful record of managing construction sites and teams.• At least 2 years of real estate knowledge.• Proven history of completing residential renovations and/or tenant improvements.• Ability to multitask and meet tight deadlines.• Customer service-oriented and a resourceful problem solver.• Comfortable with manual work, including using power tools and lifting heavy items.• Experience with budgeting, reporting, and residential construction and OSHA code requirements.• Knowledge of CAD or similar programs for floor plans.• Bilingual/fluency in Spanish is a plus.• Proficient in Microsoft Word, Excel, Outlook, and Google Drive.• Familiarity with Buildertrend is a plus.• Strong leadership and team collaboration skills.
